Challenge

Meridian Realty Group had 8 agents who each needed a steady stream of marketing content: listing descriptions, social media posts across three platforms, email newsletters for their sphere of influence, and open house promotions. They had been outsourcing to a content agency at $6,500 per month, but the results were inconsistent—generic descriptions that could apply to any property in any city, social posts that got no engagement, and a turnaround time that meant new listings sat for 2-3 days before any marketing went live. The inconsistency problem was compounding. Some agents, frustrated with the outsourced content, started creating their own posts. The result was 8 different brand voices, inconsistent use of the Meridian logo and color scheme, and social feeds that looked like they came from 8 different companies. The broker/owner had no visibility into what was being posted or whether it aligned with fair housing compliance requirements. The real cost wasn't just the $6,500 monthly spend—it was the opportunity cost of slow time-to-market. In Nashville's competitive market, the first 48 hours of a listing are critical for generating interest. Their listings were going live on MLS with no supporting marketing for 2-3 days, while competitors had polished content posted within hours of listing activation.

Solution

We built an end-to-end AI content pipeline that triggers automatically when a new listing appears in the MLS feed. The system pulls listing data—photos, property details, neighborhood information, pricing—and generates a complete content package: a compelling listing description (optimized for both MLS character limits and SEO), four social media posts tailored to each platform's format (Instagram carousel copy, Facebook listing post, LinkedIn market insight, and a short-form video script), and an email campaign for the agent's contact list. GPT-4o handles all copywriting, fine-tuned on Meridian's brand voice guide and 200 examples of their best-performing past content. Every piece follows their tone—professional but warm, neighborhood-knowledgeable, never salesy. The model was given explicit constraints around fair housing language compliance, which gets validated by a rules-based check before any content is approved. Midjourney generates lifestyle imagery for social posts when listing photos need supplementing—neighborhood scenes, seasonal Nashville imagery, and lifestyle shots that match the property's target buyer persona. Distribution is fully automated through n8n. Content packages are assembled and posted to a Slack channel for agent review—each agent gets a simple approve/edit/reject interface with one-tap buttons. Approved content flows automatically to Buffer for scheduled posting, to the email platform for newsletter assembly, and to the website listing page. The average time from MLS listing to full marketing package ready for review is 4 hours, and from approval to live posting is under 15 minutes.

Our listings go live with full marketing the same day now—that alone changed our competitive position. But the part I didn't expect was how much the agents actually like the content. They used to ignore what the content agency produced. Now they're excited to review and approve because it sounds like them, not like a template.
